The first step is for a seller to LIST in the MLS

KEY POINTS TO REMEMBER

  • Listing Agents and Listing Companies represent the sellers and their interest above all others
  • Seller negotiates commission rates with the listing agent
  • Listing Company decides split with Selling Company
  • IF a buyer does NOT sign a Buyer's Agency Contract, any agent they work with represents the seller NOT THE BUYER
  • ABR Realty only works with buyers and represents their best interest under a Buyer's Agency Contract



Please note –

The ABR Realty buyer rebate is not a reduction in the price of a house.

The final sales price could be much lower than the listing price due to strong negotiation skills or even the property appraisal.

No matter what the “listing price is” or what the “final sales price is” there is always a commission paid to the “selling agent or broker”.

Cash Rewards 

COMMISSIONS ARE USUALLY 3% OF THE FINAL SALES PRICE - NO MATTER HOW MUCH THE PROPERTY LIST PRICE WAS REDUCED. REBATES ARE CALCULATED USING THE "COMMISSIONABLE SALES PRICE" TIMES 3% (OR LESS)TIMES 50% - THE BUYER GETS 50% OF THE 3% SOMETIMES ON NEW HOMES THE BUILDER WON'T PAY A COMMISSION ON THE FULL SALES PRICE... SOMETIMES THEY PAY ON THE "BASE PRICE" SOMETIMES THEY REDUCE THE SALES PRICE BY THE AMOUNT OF MONEY THEY CONTRIBUTE TO CLOSING COSTS






Our Rebate is available only to buyers who close/buy with us acting as their sole and exclusive agent in the purchase of real estate. Any marketing incentive or bonus offered to ABR Realty above the 3% commission is excluded from the rebate calculations. The rebate will be paid or credited to the party or parties named as the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement or equivalent official closing statement. If the buyer(s) choose to have the rebate paid to them in the form of a check, it will be paid to them within 14 days after closing.

The 1.5% rebate is based on the seller offering a commission of 3% of the final sales price to Buyer’s Agents.

However some builders reduce the commissionable sales price for various reasons, slightly reducing the final commission amount.  For commission amounts less than 3% or builder commisson adjustments, the rebate amount will be figured at up to 50% of total commission offered to ABR Realty. Which may turn out to be less than 1.5% of the sales price.

This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer’s lender. There may be tax consequences to the rebate.
